Before we signed the agreement, Julius assured me that he would manage the entire transaction from inspection to settlement. However, after signing, there was a lack of communication, and I had to follow up multiple times to receive any options. The options provided were not suitable, including properties in flood-prone and high-crime areas in Melbourne.

When we decided to consider another property, he presented the Gosnell WA property with significant promises. He mentioned that the property was priced well and could fetch a rental income of $620 to $640. Unfortunately, we were unaware that we could not withdraw after the building inspection if we were dissatisfied. The property’s condition was unsatisfactory, and there was no assistance in negotiating the price or addressing the issues. I had to escalate the matter to your director, Manoj, who promised a final inspection before settlement, however it did not happen.

Despite these assurances, we had no choice but to accept the property as-is to avoid penalties. I repeatedly asked if there were any pending documents or arrangements needed for settlement but received no response. On the day of settlement, I had to chase the bank to release the property and arrange for a new lending bank to release the funds. The paperwork inefficiencies caused significant delays and stress.

I continued to follow up on the repair status through emails and chats, but the promised repairs were not completed. The property dealer informed me that the property was sold at a low price with the condition that it comes as-is. I still do not have confirmation that the roof tiles and ceiling are leak-free. The air conditioner and gas exhaust, which were supposed to be fixed, remain unresolved. The house was not deep cleaned as promised, and there are several electrical and plumbing issues that need attention. Now the gas cannot be repaired n replacement cost is $2500. Evaporative cooling and air con are not working..and he is not answering my calls messages or email to help me in this situation.
